10-Year Maintenance Plan

A 10-year maintenance plan enables the body corporate to proactively budget levy contributions for regular and necessary maintenance activities. Upholding the curb appeal of a community scheme enhances the market value of the individually owned units.

The law prescribes that trustees must present a written maintenance, repair, and replacement plan for common property, outlining major capital items expected to require attention over the next 10-years, including -

  • the current condition of assets,

  • their expected remaining life-span,

  • a time schedule for planned maintenance activities, and

  • a projected cost estimate for such activities.
